Tips for Selecting Options and Upgrades from Your Builder

As soon as you are done with signing the purchase contract of your new home, the customization process to make it truly your own begins. An advantage that comes with purchase of homes is the fact that you can select finishes and features that match with your lifestyle and taste. However, it is not all the time that you will be able to find your specifications in the array of choices offered. Options and upgrades become necessary. Flooring, cabinets, fixtures, countertops or structural changes are just some of the upgrades or options that your builder may be willing to change for you. In such situations, what are you supposed to do?
Structural changes
Ensure that all you preferred structural changes are selected when or just immediately after signing the contract. Do not allow the legal documents to overwhelm you. The structural changes may have an impact on the building permit, the reason as to why they should be factored in early in the process. After the home is completed, the changes might also be a bit more expensive to undertake.
Post purchase upgrades
At times, it makes good sense to make some changes after the purchase of your home. This usually includes some aesthetic features such as lighting fixtures, landscaping, paint, chair rails and some appliance upgrades. Purchasing such upgrades through your builder might allow you to include the cost to your mortgage instead of paying from your pocket. Builder timeline
Select other upgrades or option within the builder’s timeline. After signing of the contract, you must meet with the builder for design purposes. You may or may not be able to make changes depending on which builder you are working with so go ready with a list of every item you wish to have. If you can get photos of exactly what you want, consider taking them along with you.
The budget
Make a budget and ensure that you stick to it. You will see lots of things that will excite you and you will definitely wish to have them, but they come at a cost. Without a good budget, you just might end up overspending. The overall price of the home and all upgrades must not exceed your mortgage pre-qualification guidelines.
